1. Overview

This Cookie Policy explains how SFS MK Ltd (company number 16126132), trading as Milton Keynes Real Estate ("we", "us"), uses cookies and browser local/session storage. We do not store your IP address. We use a granular consent model so you can choose which categories to allow. See our Privacy Policy for how we handle personal data.

2. The Three Categories

  • Essential — always on. Required for the website to function (for example, remembering your cookie preferences and your saved properties). These do not require consent.
  • Analytics — first-party analytics plus Google Analytics 4 (GA4). Used to understand how visitors use the site so we can improve it. Stored visitor and session identifiers are first-party (generated by us, not linked to your name or email). Only enabled if you allow analytics.
  • Marketing — Meta Pixel and Google Ads conversion tracking, used to measure the effectiveness of our advertising. Only loaded if you allow marketing, and only for the conversion events listed in our Privacy Policy.

3. What We Store

When you allow a category, the following may be stored in your browser:

  • A first-party visitor identifier and session identifier (random strings, no personal data).
  • First-touch attribution: the UTM parameters and advertising click identifiers (such as gclid or fbclid) present on the landing page you arrived from. These are used to attribute conversions to a campaign.
  • Your cookie consent preferences.
  • Saved (favourited) properties.

We derive country from your browser timezone instead of your IP address, and we do not store IP addresses anywhere in our analytics.

4. Advertising Platforms

Google Analytics 4 is active. The Meta Pixel and Google Ads conversion tracking are only loaded when their identifiers are configured and you have granted marketing consent. If a platform is not configured, no script is loaded and no request is made to that platform. We do not send personally identifiable information (such as your name or email) to any advertising platform — only anonymous event names and generic parameters.

5. Managing Your Preferences

You can accept or reject each category using the cookie banner when you first visit, and you can change your choices at any time using the "Cookies" control at the bottom of the screen. You can also clear cookies and local storage via your browser settings.

6. Changes to This Policy

We may update this Cookie Policy from time to time. Significant changes will be posted on this page with a revised date.
