• You are the legal owner or authorised agent of the property
• All information provided is accurate and not misleading
• You will not list properties you do not have authority to market
• Photos uploaded are your own or you have permission to use them
• You will keep your listing up to date and remove it when no longer available
• You will comply with all applicable laws, including Consumer Protection Regulations and the Property Misdescriptions Act

4. Prohibited Content

You must not post content that:

• Is false, misleading or fraudulent
• Infringes any third-party intellectual property rights
• Is offensive, discriminatory or unlawful
• Advertises properties not genuinely available
• Contains malware, spam or phishing material

We reserve the right to remove any listing or account that breaches these terms without notice.

5. Third-Party Services

We may refer users to third-party professional services (e.g. photographers, mortgage advisers, solicitors, energy assessors). These services are provided entirely by independent third parties. We are not responsible for the quality, accuracy, or outcome of any third-party services. Any contract for such services is between you and the third party directly.

6. No Fees or Commission

Our property listing service is provided free of charge. We do not charge listing fees, subscription fees, or commission on property sales or lettings completed through our platform. We reserve the right to introduce paid premium features in the future with reasonable notice.

7. Intellectual Property

The Milton Keynes Real Estate brand, logo, and website content are our intellectual property. You may not reproduce or use them without our prior written consent. By uploading content to our platform, you grant us a non-exclusive licence to display that content for the purposes of operating the platform.

8. Limitation of Liability

To the fullest extent permitted by law, we are not liable for any loss or damage arising from your use of the platform, including but not limited to errors in listings, failed transactions, or reliance on third-party referrals. We do not guarantee uninterrupted availability of the platform.

9. Governing Law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to These Terms

We may update these Terms from time to time. Continued use of the platform after changes are posted constitutes acceptance of the updated Terms.
